The Technical Building Inspection (ITE) is a document in which a technician verifies the state of conservation, accessibility and energy efficiency of a building. The exam is visual , and the deficiencies that can be found are of four kinds:

Very serious deficiencies . They pose an imminent risk to the entire security of the building, and require immediate action.
Serious deficiencies . They also imply a very close danger, but only affect certain parts of the building.
Major deficiencies . Their risk is not imminent, but they affect the health and functionality of the building and can lead to major deficiencies .
Minor deficiencies . They do not pose a significant or imminent danger, but they require preventive or improvement  work .
And how is the ITE performed ? Contacting a technician who will also be in charge of bureaucratically processing the report. The price of the operation is usually around €500 .

To sell a home, when is it mandatory to carry out the ITE?
As we said in the introduction, not all buildings must pass the ITE. Those obliged are those who have been older than 45 years . In Spain, the average age of buildings is precisely 45 years, and in cities like Barcelona it reaches 70. It is likely, therefore, that you will have to pass the ITE.

Fines for not passing the ITE can range from €9,000 to €90,000. The more serious the risks, the more serious the fines will be. And above all: passing the ITE is a procedure, yes, but one that can save lives by avoiding, for example, a cornice falling onto a passerby.
